The 2-Hour 203(k) Fluency Course

Six modules, 105 content minutes plus a 15-minute final assessment — 120 minutes exactly. Built on HUD primary sources; every regulatory claim cites a Mortgagee Letter. Read the modules below and tell us what to emphasize on the Collaborate page.

Modules

  • M1 · What a 203(k) actually isOne loan buys the home and pays for the work — and it is underwritten against the house you are going to build, not the one you are walking through.
    16 min
  • M2 · Limited vs StandardTwo versions of the same loan. The cap is $75,000 — not the $35,000 half the internet still quotes — and your scope, not your preference, decides which path you are on.
    16 min
  • M3 · The MoneyWhat you actually bring, what the loan is sized against, the ceiling you cannot see, and the difference between value you created and value you waited for.
    24 min
  • M4 · The TeamThe consultant, the contractor, and the supply problem nobody warns you about — sixty approved consultants for the entire state of California.
    16 min
  • M5 · The ProcessHow the money actually moves, the rule HUD changed three weeks ago because contractors were walking off jobs, and what goes wrong — told straight.
    18 min
  • M6 · The LA PlaybookA city of old houses, seventeen renovation loans in nine months, and the four-unit door almost nobody walks through.
    15 min
  • Final assessment20 items · pass at 16/20 (80%) · delivered in the course runtime, not shown here.

What this course is

Elective buyer education that teaches how FHA 203(k) renovation financing actually works — what the loan is, Limited vs Standard, the money, the team, the process, and the Los Angeles playbook. It issues a certificate of completion and nothing more: it is not an accredited counseling course and satisfies no federal requirement, because FHA 203(k) requires no homebuyer education at all. That gap is the white space.

Each module ends with embedded knowledge checks (answers revealed on click) and a sources list with retrieval dates. Graphics are data-driven and rendered from the same sources.

Elective buyer education issuing a certificate of completion. Not an accredited counseling course; satisfies no federal, state, or lender requirement. This course quotes no interest rates and makes no lending decision — your lender does that against your file. Content complete Jul 16, 2026. Certification requires passing the final exam — opening this week. Leads flow only to certified agents.
